Do not recommend.

All comps and cost to build comparisons had the same value within a few hundred dollars.

We have been involved in real estate and appraisals for many years, and never seen any appraisal like this. When questioned about the values being so close, their response was, “If there was a large difference between the adjusted sales of the comparables and the cost approach then I am not analyzing the market correctly.”
