We ordered a drive by appraisal for an equity loan. Our house was appraised three years ago and we since then had added a whole new front. The appraisal by this company was way off that level. We saw the drive by and they spent no time looking. Even the photo they took was from the car and didn’t show much of the house. Don’t use them or allow your lender to use them.

Nonsensical group to be avoided at all costs. Garrett admits in his report there are no comparables but appraises the house and property for $250k less than I bought it for 10 months ago. Since a construction loan it didnt make a difference to our HELOC approved but these ppl demonstrated more personal opinion than actual logical process.

Absolutely avoid at all costs. Did the appraisal for our construction loan, was extremely unprofessional. Found numerous problems in the report such as the report had conflicting quality of construction ratings for the plans (Q2 or Q3, what is it?). Asked about discrepancies multiple times but never got answered.
Even worse, the appraisal report full of extremely condescending in verbiage with zero objective justification - "incurable functional obsolescence" in reference to ADU. Also basically implied we were trying to scam square footage when we were just trying to balance having my MIL live with us in an attached ADU.
This company/owner/appraiser was the worst in every way, terrible experience. Be prepared to to either not get any answers to your questions or extremely condescending answers to your questions. Everything will be benefiting the bank
If you see this appraisal company, be ready for the worst.
